IOS Advisor was created by Industrial Outdoor Storage (IOS) and Industrial Service Facility (ISF) experts who developed an intimate understanding of this sector by building careers as owners, developers, and operators of low-coverage industrial properties. After spending two and a half decades playing all of these roles, the founders agreed that they could provide superior brokerage service to clients in this niche sector. Their unique operational and ownership experience sets them apart from other career real estate professionals by enabling them to fully understand the needs of their clients and empowering them to exceed the expectations of all parties involved in a deal.

Jeff Woudenberg - Managing Partner, Designated Broker
An Arizona native, Jeff grew up working in an equipment rental family business, washing barricades and building traffic signs at the company’s industrial outdoor storage locations. He graduated from the University of Southern California and began his industrial real estate brokerage career in downtown Los Angeles working at Grubb & Ellis Co. and CBRE, where he learned how to provide best-in-class brokerage services to some of the largest companies in America. When Jeff moved back to Arizona, he became a licensed real estate broker and provided clients with the same high level of brokerage services as the largest real estate firms in the world. Jeff later became a partner in a real estate development firm that specializes in industrial outdoor storage properties. Over the many years, he has since become a preferred development partner and exclusive broker to some of the largest national construction-related companies in America.
Jeff WoudenbergTrevor Pratte - Managing Partner
An Arizona native, Trevor grew up working in a family wood framing, truss and lumber business. He graduated from Southern Methodist University’s Cox School of Business then moved to Las Vegas where he became the purchasing manager for one of the largest residential construction subcontractors in the country, which became Pulte Building Systems. Trevor managed construction yard inventories in both Nevada and Arizona that supported the construction of thousands of homes per year. He later moved back to Arizona where he was a partner in a development and construction company as well as a real estate licensee specializing in industrial outdoor storage properties. Trevor later became the COO of a company where he was responsible for the development of over twenty industrial and retail properties across many states.
